Southwest Louisiana temperatures can get extremely hot during the Summer. It is already June and we are seeing temps in the high 90’s!. There is nothing worse than having your AC go out at your house especially on a weekend!. So be pro-active and get your HVAC serviced to make sure that your unit is running efficiently to keep you cool.
I just went through this at my own personal property and shared some tips of what I learned with regards to your thermostat.
As a Lake Charles Realtor who lists properties frequently, I always advise the home seller to have their HVAC serviced. It will be the first thing that comes up in a home inspection when the inspector tests the temperature and looks at the unit.
When a property is for sale and the seller has already moved out, your Realtor can check on the utilities for you and notify sellers of any problems. Its always a good idea to check on vacant homes during extreme temperatures whether it be hot or cold to make sure everything is okay at the house. However, things do happen and sometimes we must notify the home seller that there is an issue.
Recently I was having an Open House for one of my listed properties and when I arrived at the house early to lower the temp and set up, I discovered it was NOT cooling! We temporarily fixed the problem with a freon charge for a leaking coil, however the unit will need further diagnostic testing and possible replacement.
When repairs like this are necessary, Home warranties are a life saver for homeowners who are still under warranty because the warranty will cover the repair of your problem in most cases. I have had clients who have saved thousands of dollars with a Home Warranty repair! Unfortunately for my home seller with a cooling issue , he is having replace the entire unit to ensure there are no more issues and this home is relatively new built in 2009!
So to avoid headaches and being uncomfortable in the heat, do yourself a favor and get your AC checked and serviced and if you are buying a home, negotiate for a Home Warranty!
